These terms and conditions (“Terms”) govern your access to and use of the Lease Busters website and services (collectively, the “Services”). By using the Services, you agree to these Terms, as updated from time to time in accordance with Section 10 below. If you do not agree to these Terms, you may not use the Services.

1. Access to the Services
Lease Busters provides a platform for users to post, search, and browse short-term rental listings. In order to use the Services, you must create an account and provide accurate and complete information. You are responsible for maintaining the confidentiality of your account information, and for all activities that occur under your account. You must immediately notify Lease Busters of any unauthorized use of your account.

2. User Content
You are solely responsible for the content that you post on the Services (“User Content”). By posting User Content, you grant Lease Busters a non-exclusive, royalty-free, perpetual, irrevocable, and fully sublicensable right to use, copy, reproduce, modify, adapt, publish, translate, create derivative works from, distribute, and display such User Content throughout the world in any media. You represent and warrant that you have all necessary rights to post User Content and that your User Content does not infringe or violate any third party’s rights, including intellectual property rights and privacy rights.

3. Prohibited Conduct
You agree not to use the Services to:

  • Post false, misleading, or fraudulent information;
  • Infringe or violate any third party’s rights, including intellectual property rights and privacy rights;
  • Engage in any activity that is illegal, harmful, or offensive;
  • Use the Services to harass, stalk, or intimidate others;
  • Attempt to gain unauthorized access to the Services or other users’ accounts;
  • Impersonate any person or entity, or falsely state or misrepresent your affiliation with any person or entity.
  • Publish, transmit, or display any content that promotes or encourages discrimination, prejudice, or bias against any individual or group.
  • Use discriminatory language or make discriminatory statements in your interactions with other users.
  • Exclude or limit access to housing opportunities based on protected characteristics.
  • Engage in any other activity that violates the principles of fair housing and human rights.

4. Listings
Lease Busters does not endorse or guarantee the accuracy or completeness of any listings on the Services. You are solely responsible for evaluating and verifying the accuracy and completeness of any listings before entering into any rental agreement. Lease Busters reserves the right to remove any listings that it deems to be fraudulent, inaccurate, or in violation of these Terms.

5. Fees
Lease Busters offers both free and paid packages for posting listings. You are responsible for paying any applicable fees in connection with your use of the Services. All fees are non-refundable.

6. Disclaimer of Warranties
The Services are provided on an “as is” and “as available” basis, without warranties of any kind, either express or implied, including without limitation warranties of merchantability, fitness for a particular purpose, or non-infringement. Lease Busters does not warrant that the Services will be uninterrupted or error-free, that defects will be corrected, or that the Services or the servers that make them available are free of viruses or other harmful components.

7. Limitation of Liability
In no event shall Lease Busters be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising out of or in connection with the use of the Services, even if Lease Busters has been advised of the possibility of such damages. Your sole remedy for dissatisfaction with the Services is to stop using the Services.

8. Indemnification
You agree to indemnify and hold Lease Busters, its affiliates, officers, directors, employees, and agents harmless from any claims, liabilities, damages, and expenses (including reasonable attorneys’ fees) arising out of or in connection with your use of the Services, your User Content, your violation of these Terms, or your violation of any rights of another person or entity.

9. Third-Party Links
The Services may contain links to third-party websites or resources. Lease Busters is not responsible for the availability or accuracy of such websites or resources, and does not endorse and is not responsible or liable for any content, advertising, products, or other materials on or available from such websites or resources. You acknowledge and agree that Lease Busters shall not be responsible or liable, directly or indirectly, for any damage or loss caused or alleged to be caused by or in connection with the use of or reliance on any such content, goods, or services available on or through any such websites or resources.

10. Modification of Terms
Lease Busters reserves the right, at its sole discretion, to modify or replace these Terms at any time. The most current version of the Terms will be posted on the Lease Busters website. By continuing to access or use the Services after any changes to these Terms, you agree to be bound by the updated Terms.

11. Termination
Lease Busters may suspend or terminate your access to the Services at any time, for any reason, without prior notice or liability. Upon termination, your right to use the Services will immediately cease, and any provisions of these Terms that should reasonably be construed to survive termination shall survive.

12. Governing Law
These Terms shall be governed by and construed in accordance with the laws of Utah, without regard to its conflict of laws principles. Any legal action or proceeding arising out of or relating to these Terms or the Services shall be brought exclusively in the courts of [Jurisdiction], and you consent to the jurisdiction of such courts.

13. Severability
If any provision of these Terms is held to be invalid, illegal, or unenforceable, the remaining provisions shall continue in full force and effect.

14. Entire Agreement
These Terms constitute the entire agreement between you and Lease Busters regarding the Services and supersede all prior or contemporaneous agreements, understandings, or representations, whether oral or written, regarding the Services.
